7. Consequences of Non-Compliance
If Tenant fails to pay the amount owed, cure the violation, or vacate by the deadline stated above, Landlord may file an unlawful detainer (eviction) action in the District Court of [[County]], Arkansas under Arkansas Code § 18-60-301 et seq.
