Grounds for Termination:

Statutory Notice Periods and Cure Rights (Hawaii)
Under Hawaii law (HRS Chapter 521, as amended effective 2026):
- For nonpayment of rent: The landlord must provide a written 10-calendar-day notice demanding payment of the past-due rent. A copy of the notice must also be delivered to the applicable state-funded mediation center. The tenant has the full 10 calendar days after proper service to pay the full amount owed or vacate.
- For curable lease violations (other than nonpayment): A 10-day written notice to cure the violation or vacate is required.
- For termination of a month-to-month tenancy by the landlord: At least 45 days' written notice is required. When the landlord provides notification of termination, the tenant may vacate at any time within the last 45 days of the period between the notification and the termination date but must notify the landlord of the vacate date and pay prorated rent.
- For less than month-to-month tenancies: At least 10 days' notice.
The notice must state the amount of rent claimed if applicable, the specific grounds, and the deadline. Partial payments generally do not reinstate the tenancy unless the landlord agrees in writing.

Tenant Rights and Next Steps
After the notice period expires without cure or vacating, the landlord may file a summary possession action (eviction lawsuit) in the appropriate District Court of Hawaii.
