Required Steps (General):
1. Complete the chosen notice form with accurate facts.
2. Serve the notice properly (personal delivery, posting + mail, or as otherwise permitted by Kansas law and local court rules).
3. Retain proof of service (affidavit, process server return, certified mail receipt).
4. After the notice period expires without cure or vacation, file a petition for possession (unlawful detainer) in the appropriate district court.
5. Attend hearing; obtain judgment and writ of restitution if successful.
6. Do not use self-help (changing locks, shutting off utilities, removing property) - prohibited.
Note: Time periods are strict. Calculate correctly (exclude day of service in some calculations). Confirm current local court forms and any city-specific rules (e.g., Wichita, Overland Park, Kansas City metro).
NOTICE TYPE 1 - 3-DAY NOTICE TO PAY RENT OR VACATE (NON-PAYMENT)

Note on Timing: For month-to-month tenancies after proper prior termination notice, Kansas generally requires one rental period (30 days for monthly) notice to terminate without cause. For certain serious breaches (drugs, etc.), shorter or immediate notice may apply under Kansas law. Confirm current statute.

NEXT STEPS AFTER NOTICE PERIOD EXPIRES (NO CURE / NO VACATE)
- Prepare and file Petition for Possession (Unlawful Detainer) in the District Court of the county where the property is located.
- Pay filing fee.
- Serve the summons and petition on Tenant per court rules (sheriff, process server, or as permitted).
- Attend hearing (Tenant may appear and present defenses).
- If judgment granted, request Writ of Restitution.
- Coordinate with sheriff for physical removal if Tenant does not vacate.
- Pursue money judgment for rent, damages, costs, and attorney fees separately or as part of the action.
