9. Tenant Response Options and Next Steps (Guidance)
1. If you receive a pay-or-quit notice, pay the full amount demanded (plus any additional rent that accrues) within the three-day period to avoid eviction filing.
- If the notice alleges a curable violation, correct the problem completely within the stated cure period and notify the landlord in writing that the cure is complete.
- Keep copies of all notices, proof of payment, communications, and photos of the condition of the Premises.
- If you believe the notice is defective or the landlord has not complied with the law (e.g., improper service, retaliation, or habitability issues), consult an attorney or legal aid immediately - do not ignore the notice.
