1. Premises
The Landlord agrees to rent to the Tenant and the Tenant agrees to rent from the Landlord the residential premises located at:

2. Term

9. Maintenance and Repairs
The Landlord shall maintain the Premises in a good state of repair and fit for habitation and comply with health, safety, and housing standards (RTA s. 20).
The Tenant shall keep the Premises clean and undamaged beyond normal wear and tear, and shall promptly notify the Landlord of any needed repairs or maintenance issues.
The Tenant shall not make alterations without the Landlord's prior written consent.
10. Landlord's Right of Entry
The Landlord may enter the Premises:
- In case of emergency without notice;
- To show the unit to prospective tenants or purchasers with at least 24 hours' written notice between 8 a.m. and 8 p.m.;
- To inspect, repair, or perform other permitted activities with at least 24 hours' written notice specifying the reason, date, and time between 8 a.m. and 8 p.m. (RTA s. 27).
The Tenant shall not unreasonably withhold consent to entry with proper notice.
11. Rent Increases
The Landlord may increase rent only once every 12 months and must give at least 90 days' written notice using the prescribed form (Form N1) before the increase takes effect.
For units subject to rent control, the increase shall not exceed the annual guideline (2.1% for 2026) unless approved by the Landlord and Tenant Board.
Units first occupied for residential purposes after November 15, 2018 may be exempt from the guideline.
12. Termination by Tenant
The Tenant may terminate a month-to-month or fixed-term tenancy at the end of the period or term by giving written notice of at least 60 days (or the notice period required by the RTA) using the prescribed form, ending on the last day of a rental period.
The Tenant may terminate early in cases of domestic violence, sexual assault, or other qualifying circumstances under the RTA with appropriate documentation.
13. Termination by Landlord
The Landlord may terminate only for cause or in accordance with the RTA using the prescribed forms (e.g., N4 for non-payment, N5 for other breaches, N12 for personal use, N13 for renovations).
Minimum notice periods apply (e.g., 14 days or as updated for non-payment; longer for other reasons).
The Landlord must follow all LTB procedures and obtain an order before eviction.
14. Assignment and Subletting
The Tenant may not assign the tenancy or sublet the Premises without the Landlord's prior written consent, which shall not be arbitrarily or unreasonably withheld (RTA s. 95-98).
15. Default and Remedies
If the Tenant fails to pay rent or otherwise breaches the Agreement or the RTA, the Landlord may give notice and apply to the Landlord and Tenant Board for remedies, including eviction and orders for payment of arrears or compensation.
The Landlord shall not seize the Tenant's property or change locks except as permitted by law after obtaining an LTB order.
16. Pets

17. Smoking

18. Insurance

19. Notices
All notices under this Agreement and the RTA shall be in writing and given in the manner prescribed by the RTA (personal delivery, mail, email if consented, or as otherwise permitted).
Notices to the Landlord shall be sent to the address above or such other address as provided.
20. Governing Law
This Agreement is governed by the laws of the Province of Ontario and the Residential Tenancies Act, 2006. The Landlord and Tenant Board has primary jurisdiction over most disputes.
21. Standard Lease Requirement
This Agreement incorporates or is accompanied by the Ontario Standard Lease form where required by regulation. Any additional terms must not conflict with the RTA.
22. Severability
If any provision is found invalid, the remaining provisions remain in effect.
23. Entire Agreement
This document and any attached schedules, the standard lease (if applicable), and any required addenda constitute the entire agreement. No modification is valid unless in writing and signed or as permitted by the RTA.
