1. Premises
The Premises consist of [[Description, e.g. a 3-bedroom apartment on the second floor]] including the following appurtenances: [[List included parking, storage locker, balcony, appliances or "as listed in Schedule A"]].
The Premises are leased for residential use only by the Tenant and the permitted occupants listed in Section 4.
2. Term
The Lease term begins on [[Lease Start Date]] and ends on [[Lease End Date]] (the "Term"), for a fixed period of [[Term Length in Months or Years]].
If the Lease is for more than one year, it is renewable according to articles 1936 and following of the Civil Code of Quebec unless terminated in accordance with law.
3. Rent

4. Occupants and Guests

5. Security Deposit

Under Quebec law the deposit may not exceed one month's rent. Landlord shall return the deposit with interest at the legal rate within [[Return Period, e.g. 30 days]] after the end of the Lease, less any lawful deductions supported by invoices.
6. Utilities and Services

7. Use of Premises and Compliance

Tenant shall not:

- Cause nuisance or disturb the peaceful enjoyment of other tenants.
- Make alterations without Landlord's prior written consent.
8. Maintenance and Repairs
Landlord shall maintain the Premises in a good state of repair and fit for habitation in accordance with articles 1910 and following of the Civil Code of Quebec.
Tenant shall:
- Keep the Premises clean and sanitary.
- Promptly notify Landlord of any defect or needed repair.
- Be responsible for damage caused by Tenant's negligence or that of occupants or guests.
9. Access by Landlord
Landlord may enter the Premises in accordance with the Civil Code of Quebec (article 1933 and following), upon reasonable notice (generally 24 hours) for inspection, repairs, showing to prospective tenants or buyers, or in case of emergency.
10. Assignment and Subletting
Tenant may not assign the Lease or sublet the Premises without Landlord's prior written consent, which shall not be unreasonably withheld (Civil Code of Quebec art. 1871).
11. Termination and Renewal
Either party may terminate at the end of the Term by giving the notice required by the Civil Code of Quebec and the Regie du logement (now Tribunal administratif du logement) rules.
For month-to-month after fixed term, notice periods are governed by law.
12. Default and Remedies
If Tenant fails to pay Rent when due or breaches any material term, Landlord may exercise remedies available under the Civil Code of Quebec and the Act respecting the Tribunal administratif du logement, including application for resiliation of the Lease.
13. Insurance
Tenant shall maintain tenant's insurance (civil liability and contents) with minimum liability coverage of [[Minimum Liability Amount, e.g. $1,000,000]] and provide proof upon request.
Landlord's insurance does not cover Tenant's personal property.
14. Governing Law
