Specific Notice Periods and Cure Rights (Vermont Law)
For nonpayment of rent (9 V.S.A. § 4467(a)):
- You are required to pay the full amount of rent owed, $[[Amount of Past Due Rent]], or vacate the premises on or before the termination date stated in this notice (at least 14 days after actual notice).
- If rent due through the end of the rental period is paid or tendered before the termination date, the tenancy shall not terminate for that nonpayment.
- Acceptance of partial payment does not waive the Landlord's remedies or constitute an accord and satisfaction unless agreed in writing.
For breach of rental agreement or other curable violations (9 V.S.A. § 4467(b)):
- You have thirty (30) days from actual notice to cure the violation described above or to vacate the premises.
- If the violation is cured within the cure period, this notice is withdrawn with respect to that violation (subject to any recurring breach provisions in the lease).
- If not cured, you must vacate at the end of the notice period.
For no-cause termination of month-to-month tenancy (9 V.S.A. § 4467(c)):
- The tenancy will terminate on the date specified, which is at least sixty (60) days after actual notice (or ninety (90) days if you have resided continuously for more than two years).
- You must vacate by that date. No cure right applies for no-cause terminations.
For health, safety, or other immediate threats or drug/criminal activity:
- Shorter notice (e.g., fourteen (14) days or as permitted by statute and lease) may apply. Specific facts: [[Insert details and cite applicable subsection]].
