1. Appointment of Agent

2. Durability

4. Powers Granted
The Agent is authorized to do any and all acts on my behalf with respect to the following subjects as fully as I could do if personally present, including but not limited to:
- Real Property. Buy, sell, lease, mortgage, manage, improve, and deal with any real property in which I have an interest; execute deeds, leases, mortgages, and other instruments; obtain title insurance and satisfy liens.
- Personal Property. Buy, sell, lease, exchange, and deal with tangible and intangible personal property; grant or obtain security interests.
- Banking and Financial Institutions. Open, close, and conduct transactions in bank, credit union, and brokerage accounts; write checks, make withdrawals, deposits, and wire transfers; apply for and manage credit cards and lines of credit; endorse and cash checks payable to me.
- Stocks, Bonds, and Securities. Buy, sell, transfer, vote, and manage securities and investment accounts; exercise stock options and rights; tender shares in tender offers.
- Business Interests. Manage, operate, buy, sell, or liquidate any business interest I own, including LLCs, partnerships, and corporations; vote shares and execute operating agreements or bylaws amendments; enter into contracts on behalf of such entities where authorized.
- Insurance and Annuities. Purchase, maintain, modify, or terminate insurance policies and annuities; name or change beneficiaries where permitted; collect proceeds; pay premiums.
- Retirement Plans and Benefits. Deal with IRAs, 401(k)s, pensions, Social Security, and other retirement or government benefits; make elections, withdrawals, rollovers, and beneficiary changes.
- Taxes. Prepare, sign, and file federal, state, and local tax returns; represent me before the IRS and state tax authorities; receive refunds and pay taxes; obtain taxpayer identification numbers.
- Claims and Litigation. Commence, defend, settle, or compromise any claim or litigation on my behalf; hire and pay attorneys; collect judgments.
- Safe Deposit Boxes and Personal Effects. Access, open, and remove contents from safe deposit boxes; take possession of personal effects and household goods.
- Gifts and Charitable Contributions. Make gifts to individuals or charities in amounts consistent with my past practices or estate plan, not to exceed [[Gift Limit per Year]] per recipient per year without additional authority.
- Estate Planning Documents. Create, amend, or revoke trusts, wills, or other estate planning documents only if expressly authorized in a separate writing or if necessary to implement my known wishes.
- Digital Assets. Access, manage, delete, or transfer digital assets, accounts, and electronic communications to the extent permitted by law (including RCW 11.120, the Revised Uniform Fiduciary Access to Digital Assets Act).
- General. Do any other act or thing necessary or appropriate to carry out the powers granted herein.
5. Limitations on Agent's Authority
The Agent shall not have authority to:
- Make or change my will.
- Exercise powers I have as trustee or fiduciary for another unless expressly authorized.
- Use my assets for the Agent's personal benefit beyond reasonable compensation for services as permitted by law.
- Create or change rights of survivorship or beneficiary designations except as consistent with my known estate plan.
- Make gifts that would adversely affect my eligibility for public benefits such as Medicaid without court approval where required.
6. Compensation and Reimbursement
The Agent may receive reasonable compensation for services rendered under this Power of Attorney as determined by the Agent and approved by any guardian or court if required. The Agent shall be entitled to reimbursement for all reasonable expenses incurred in the performance of duties, including travel, professional fees, and out-of-pocket costs.
7. Accounting
The Agent shall keep accurate records of all transactions undertaken pursuant to this Power of Attorney and shall provide an accounting to me or to my guardian, conservator, or personal representative upon request or as required by law (RCW 11.125.140). The Agent shall maintain separate records and not commingle my assets with the Agent's own funds.
8. Reliance by Third Parties
Any third party receiving a duly executed copy of this Power of Attorney may rely upon it without further inquiry as to the authority of the Agent, and shall be protected in acting in good faith reliance on the Agent's apparent authority. Revocation shall not be effective as to third parties until they receive actual written notice of revocation.
9. Fiduciary Duties
The Agent is a fiduciary and must act in the Principal's best interest, with the care, competence, and diligence that a prudent person would exercise in managing the Principal's affairs. The Agent must avoid conflicts of interest, act loyally, and keep the Principal's personal and financial information confidential to the extent consistent with the powers granted.
10. Springing or Immediate Effectiveness (Optional Election)

11. Healthcare Decisions Exclusion

12. Real Property Recording (If Applicable)
If this Power of Attorney is intended to authorize transactions involving real property located in Washington, the Principal or Agent should consider recording a copy with the county auditor of the county where the property is located to provide constructive notice.
13. Governing Law
This Power of Attorney shall be governed by and construed in accordance with the laws of the State of Washington, including chapter 11.125 RCW (Washington Uniform Power of Attorney Act) and related provisions.
14. Miscellaneous
- This instrument is intended to be a durable power of attorney under Washington law.
- If any provision is held invalid, the remaining provisions shall remain in full force.
- This Power of Attorney may be signed in counterparts and by electronic signature.
- I ratify and confirm all acts lawfully done by the Agent pursuant to this instrument.
