1. Premises
Landlord leases to Tenant the residential premises located at [[Property Full Street Address, City, Wyoming ZIP]] (the "Premises"), including the dwelling unit described as [[Unit Description or "the entire single family home"]] together with any appurtenances, parking, and storage identified below.
2. Term
The initial term of this Agreement is [[Lease Term, e.g., twelve (12) months]] beginning on [[Lease Start Date]] and ending on [[Lease End Date]], unless sooner terminated or extended as provided herein. Upon expiration, if Tenant remains with Landlord's consent, the tenancy shall convert to month-to-month on the same terms.
3. Rent
Tenant shall pay rent in the amount of [[Monthly Rent Amount]] per month, due in advance on the [[Due Date, e.g., 1st]] day of each month. Rent shall be paid to Landlord at [[Payment Address or Electronic Instructions]] or by such other method as Landlord may designate in writing. If the term begins on a day other than the first, the first month's rent shall be prorated.
4. Security Deposit
Upon execution of this Agreement, Tenant shall pay a security deposit of [[Security Deposit Amount]]. Under Wyo. Stat. § 1-21-1208, Landlord must return the remaining balance of the security deposit (without interest unless otherwise agreed) within thirty (30) days after termination of the tenancy or within fifteen (15) days after receipt of Tenant's forwarding address, whichever is later. If Tenant fails to provide a forwarding address within thirty (30) days, Landlord has fifteen (15) additional days after receipt of the address. Landlord shall provide an itemized statement of any deductions for damages beyond ordinary wear and tear or unpaid rent. Failure to comply may result in liability for the full deposit plus costs.
The security deposit secures Tenant's performance. It may be applied to unpaid rent, damage beyond ordinary wear and tear, and cleaning necessary to return the Premises to move-in condition. Tenant may not apply the deposit as last month's rent.
5. Utilities and Services
[[Utilities and Services Allocation, e.g., Tenant responsible for electricity, gas, water/sewer, trash, and telecommunications; Landlord responsible for structural systems.]] Tenant shall not allow utilities to be disconnected.
6. Use of Premises; Occupants; Guests
The Premises shall be used solely as a private residence. Occupants: [[Permitted Occupants and Relationship]]. No business or commercial use without Landlord's prior written consent. Guests staying more than [[Guest Stay Limit, e.g., fourteen (14) consecutive days]] require prior written consent.
7. Maintenance and Repairs
Landlord shall maintain the Premises in a habitable condition and comply with applicable building and housing codes. Tenant shall keep the Premises clean, sanitary, and safe; promptly notify Landlord of needed repairs; properly use all appliances and systems; and be responsible for damage caused by Tenant's negligence or misuse.
8. Landlord's Right of Entry
Landlord may enter the Premises at reasonable times with at least twenty-four (24) hours' notice (except in emergencies) for inspection, repairs, showing to prospective tenants or purchasers, or other lawful purposes. Landlord shall not abuse this right.
9. Assignment and Subletting
Tenant shall not assign this Agreement or sublet the Premises or any part thereof without Landlord's prior written consent.
10. Default and Remedies
If Tenant fails to pay rent when due or breaches any material term and fails to cure within any applicable notice period required by Wyoming law, Landlord may terminate this Agreement, regain possession through appropriate legal process, and recover unpaid rent, damages, and costs. Landlord shall not engage in self-help eviction.
11. Holdover
If Tenant remains after the term without consent, Tenant shall pay holdover rent of [[Holdover Rate or 150% of regular rent]] and shall be liable for all resulting damages.
12. Surrender
Upon termination, Tenant shall return all keys, remove all personal property, and leave the Premises clean and in good condition, reasonable wear and tear excepted.
13. Notices
Notices to Landlord shall be sent to the address above. Notices to Tenant may be delivered to the Premises or the address on file. To terminate a month-to-month tenancy, the terminating party shall generally provide thirty (30) days' written notice.
14. Governing Law
This Agreement is governed by the laws of the State of Wyoming, including Wyo. Stat. §§ 1-21-1001 et seq. (landlord and tenant relations).
15. Severability; Entire Agreement; Amendments
If any provision is invalid, the remainder remains in effect. This Agreement constitutes the entire agreement and may be amended only in writing signed by both parties.
16. Lead-Based Paint Disclosure (Pre-1978)
If the Premises was built before 1978, the required federal lead-based paint disclosure and pamphlet are provided as an addendum.
17. Other Required Disclosures

18. Numbered Key Requirements and Protections (Wyoming Specific)
1. Security deposit return within 30 days (or 15 days after forwarding address) per Wyo. Stat. § 1-21-1208; itemized statement required for deductions.
- Landlord must provide written notice at time of collection if any portion of deposit is non-refundable (Wyo. Stat. § 1-21-1207).
- No statewide rent control or just-cause eviction requirement for most tenancies; lease terms govern fixed-term.
- Reasonable notice (commonly 24 hours) for non-emergency entry.
- Implied warranty of habitability applies under Wyoming common law and statutes.
- Tenant must provide forwarding address within 30 days to trigger shorter return window.
- Ordinary wear and tear may not be deducted.
- Landlord may not retain deposit for normal cleaning if not agreed.
- Tenant remains responsible for rent until keys returned and possession surrendered.
- Any waiver of rights in lease must be conspicuous and compliant with law.
